Sustainable Interiors/Fit-out Consultants

A typical person spends 90% of their time indoors and building usage accounts for approx 9% of carbon emissions in Ireland (figures from Opinium Research LLP and SEAI).


Building occupants are increasingly prioritising sustainable buildings, either when renovating their existing premises or looking for a new property. Beo Glas has experience in advising on how best to undertake interior remodels and fit-out work that will minimise energy-use and carbon emissions, use natural materials, and increase water efficiency all while providing an indoor environment which is healthy and uplifting for all occupants.  


This service can be provided by either being appointed to a design team or in the form of design assessment reports on an existing scheme.


Sustainable Historical Renovation Consultants

Introducing sustainability or low-energy usage elements into historic or protected structures presents many challenges when compared to new builds.


Sustainable strategies for historic buildings must adopt an approach of minimal intervention that promotes a repair versus replace methodology. The use of appropriate material is key as many modern materials do not behave the same as traditional ones when it comes to thermal and moisture properties. It is possible that the use of modern material could cause long term damage to existing structures.

The European Energy Performance of Buildings Directive Recast (EPBD) requires all new buildings to be Nearly Zero Energy Buildings by the 31st December 2020 and all buildings acquired by public bodies, by the 31st December 2018.

By 2020 all new dwellings in Ireland will have an Energy Performance Coefficient (EPC) and Carbon Performance Coefficient (CPC) of 0.302 and 0.305. For a typical dwelling this will equate to 45 kWh/m²/annum with a very significant proportion of which will be covered from renewable energy sources produced on-site or nearby. In terms of BER certificates, all new dwellings should be rated as A3 or higher.


Beo Glas has experience delivering both domestic and commercial to this BER standard and can advise on how best to achieve this standard for your project.


LEED Consultants

LEED (Leadership in Energy and Environmental Design) is one of the most popular sustainability rating systems in the world. It was started by the US Green Building Council in 1998, and has become popular in the Irish commercial letting market. There are a variety of LEED rating systems dedicated to five overarching categories; Building Design & Construction, Interior Design & Construction, Building Operations & Maintenance, Neighbourhood Development, and Home Design and Construction (LEED Homes is not applicable in Ireland).


LEED projects can be awarded one of four levels of certification; Certified, Silver, Gold and Platinum.


Beo Glas are registered LEED ‘Accredited Professional’ and ‘Green Associates’. We are capable of advising on how to create a programme of works, leading design charrettes and how best to achieve a LEED rating.


BREEAM Consultants

BREEAM (Building Research Establishment Environmental Assessment Method) is a global sustainability building rating system that was established in the UK by the BRE in 1990. There are more that 250,000 BREEAM rated buildings worldwide across 50 countries. Buildings are certified on a scale of ‘Pass’, ‘Good’, ‘Very Good’, ‘Excellent’ and ‘Outstanding’


Beo Glas has experience at managing the BREEAM process on numerous projects and presenting documentation to the BRE for rating review. We can engage with established design teams and advise on how best to achieve your project goals and likely BREEAM rating.


Passive House Consultants

Passive House or Passivhaus is an ultra low energy building methodology that requires buildings to be highly insulated using a Mechanical Ventilation with Heat Recovery (MVHR) to insure good indoor air quality which requires little energy for space heating and cooling. Passive House was developed in 1988 and the first Passive House project, a row of four terrace houses, was built in Darmstadt in 1990.


Beo Glas are certified Passive House professionals. We incorporate passive design principles on all our projects and are capable of advising other design professionals on how best to utilise Passive House in their projects.


Living Building Consultants

The Living Building Challenge is an international sustainability certification process that was developed by the US based Living Future Institute in 2006. The Living Building Challenge is one of the most rigorous sustainable building standards in the world, as its core principle is not to reduce the harm buildings do the natural environment, but for them to positively contribute to it. 


The Living Building Challenge uses a framework of ‘Petals’ which includes: ‘Water’, ‘Energy’, ‘Health and. Happiness’, ‘Beauty’, ‘Materials’, ‘Equity’, and ‘Place’.  Examples of Living Building requirements are that the building should not use more water that can be collected onsite and purified without chemicals; that 105% of the buildings energy use should be produced by onsite renewables; and to utilise a biophilic design approach that uses no materials on the Living Building Challenge’s Red List.


Beo Glas is a member of the Living Building Institute, which issues certification for all projects. This allows us the resources to advise on how best to approach a Living Building project or how to achieve accreditation for one of the seven petals.
